What a pricing band is
A pricing band is the slice of the market where most qualified buyers are actively searching and writing offers for homes like yours. List inside the active band and you get traction. List above it and you add weeks.
How bands form
- Buyer budgets concentrate around mortgage pre-approval levels.
- Neighborhood comps and school zones concentrate attention.
- Condition tiers (move-in ready vs. needs work) segment demand.
Reading South Fulton bands (framework)
- Entry band: Buyers trade space for speed; homes must be clean and functional.
- Middle band: Most activity; condition and presentation decide DOM.
- Upper band: Fewer buyers; must compete on standout features and polish.
DOM reality: Over-band listings linger, and price cuts feel like “what’s wrong?” Position correctly on day one.
How condition moves you within a band
- Move-in ready: neutral paint, updated lighting, clean flooring, tuned HVAC, tidy yard → top of band.
- Average: dated surfaces, minor fixes outstanding → middle of band.
- Needs work: obvious repairs, strong odors, heavy wear → bottom of band.
Photos, prep, and showing windows
- Professional photos/video.
- Declutter and depersonalize; light, neutral palette.
- Showings: prioritize evenings and weekends; enable short-notice access.
Three-step pricing workflow
- Band ID: Pull comps; locate the active band by similar size/age/condition.
- Positioning: Decide top/middle/bottom of band based on condition and prep.
- Launch rules: If no offers by Day 10 and showings are muted, adjust within the band; if traffic is strong, hold the line.
Common mistakes
- Pricing off the nicest renovation in the neighborhood without the upgrades.
- Hiding needed repairs—buyers discover them and discount harder.
- Waiting to fix obvious items until after listing.
Seller one-page prep
- Tune HVAC, fix leaks, service roof if needed.
- Paint touch-ups; swap yellowed bulbs for neutral/warm LEDs.
- Curb appeal: mulch, hedges, front door clean/painted.
- Pre-list handyman punch.
- Professional cleaning before photos and before first weekend.
